According to the Dulles Area Association of Realtors (DARR) home prices in Loudoun County have risen an
average of 3.3% since last year.  Though this area has gotten use to larger annual increases, it is typical for home
prices to only outpace inflation by a few percentage points and inflation has been reported to be 1.7% for the year.

National forecasts for home prices indicate values will increase 3 - 6% annually over the next 5 years. 
Which isn't too bad considering the average savings account is earning about one tenth of 1% (.10%).

Now that the FED has stated that it will likely begin to raise interest
rates in 2015 many are concern that higher rates will mean lower home
prices since buying power will be reduced.  To some degree that is true
but exactly what happens depends a lot on the overall health of the
economy.  If people are employed and have job stability they will buy
homes.  The increased demand will subsequently increase prices as
inventories drop. It becomes a function of supply and demand.

There have been many times in recent history where the interest rate has
increased significantly with home prices following them.

Given that we are in one of the most resilient economies in the country it
is very unlikely that a slow rise of rates will have little impact on home
prices.

The Salamander Resort in Middleburg, VA has plans to sell 49 "Estate Homes".  The homes will begin selling in 2015 in phases of 10 to 12 with delivery sometime in 2016.  All home will back to a 200 acre conservation preserve.

There is also a plan to sell Village Homes closer to downtown Middleburg but a date has not been set when those homes will go on sale.

After a hearing held Wednesday, 12/10, the Loudoun County Board of Supervisors sent additions to the Land Use Commitee of Brambleton to request a change to the plan to include 506 additional homes, a site for a middle school,  a library and a performing arts center.  The proposed additional homes will include 458 single family homes in a 2800 acre area and 48 more townhouses in the Brambleton Town Center.

Loudoun County's own Karlie Harman of Aldie, a 14 year old female football player and freshman at John Champe High School, is one of three final contestants for the  NFL's competition, “Together We Make Football." Karlie has been a quarterback for the Dulles South Thunder football league for two seasons and was the first girl quarterback to be named Player of the Year in the Northern Virginia Youth Football league.

Another new movie theatre opens in Loudoun County.  This one located at Dulles Town Center in Sterling, VA.  And this theatre has reclining seats!!!

The Loudoun Board of Supervisors has approved rezoning at One Loudoun to add facilities for day care and continuing care.  A company out of Phoenix Arizona called The Childrens' Learning Adventure will build a facility with pre-school and after school programs and Thrive Senior Living out of Atlanta, Georgia will is slated to build a high-end assisted living facility.

The rezoning also eliminates the phased development of the area which will allow developers to build up to 1000 new homes to fullfil demand.

The public has voted and the top two choices are in for the future Metro stations in Loudoun County. Broad Run was the choice for the first station west of the Dulles International Airport, near the Dulles Greenway and Route 606. Ashburn was the choice for the Route 772 station. Washington Metropolitan Area Transit Authority will make the final decision.
